About Chapelgarth

The Chapelgarth site creates an opportunity for an urban extension to Sunderland. This has the potential to include more executive homes which, we believe, is essential for Sunderland to provide attractive housing for business leaders working in the city. There is however competition from surrounding areas such as Durham, Darras Hall and Wynyard; to compete with these established areas any development will need to offer the purchaser something ‘special’ whilst also being price sensitive. Due to the size of the site careful planning will need to be given to the phasing and release of the land.


The Chapelgarth site is located off Weymouth Road adjacent to the Doxford International Business Park and Blakeney Wood:

Our Proposals

We are proposing to build a new neighbourhood with new homes, local shopping, community and leisure facilities, and landscaped open space:

     New Homes –

  • Centred around different village-style neighbourhoods.
  • Each neighbourhood will have it’s own character – using distinct materials and housing styles.
  • Masterplan to provide circa 800 new homes.

     Landscaped Open Areas –

  • Local Landscape Architects, Colour, have been appointed to develop a strategy which enhances the landscape value of the site, creating new areas which will be open and accessible.
  • The masterplan will also safeguard the setting of the existing woodland around the site.

     New Local Centre –

  • The scheme is being designed to include a small central hub with space for a local pub, shops and community facilities.

Upcoming Consultation

We have agreed a consultation strategy with Sunderland City Council and local Councillors to allow us to produce a masterplan which is in line with the Council and local community’s aspirations for the site. As part of this strategy we will be holding a stakeholder workshop, running a public engagement event and holding an exhibition showing the final proposals before we submit a planning application for the scheme in early 2016. The aim of the events will be to inform local people and businesses of proposals and get feedback to improve the masterplan for the site.

Brief details of  events are provided below:

Event 1 – Stakeholder Workshop – September: Local businesses, community groups and stakeholders were invited to attend a workshop beginning with a short presentation of our thinking behind the masterplan, followed by group discussion on the emerging proposals. Please see our blog to view a short report on responses from the session.

Event 2 – Public Exhibition – October: We are in the process of organising a public exhibition which will detail our proposals for the site following feedback from the stakeholder workshop. This will be advertised through a flyer drop to the local area,  and email invite to the Chapelgarth mailing list. Feedback will be collated on paper questionnaires handed out on the day and through an online version of the questionnaire. Comments will be used to inform the further development of the masterplan.

Event 3 – Public Exhibition – late 2015/ early 2016: We are in the process of scheduling in a final exhibition to detail proposals to be submitted as part of the planning application. This will showcase further details of the masterplan for the site following feedback from event 2.

Once the planning application is submitted, members of the public will have the chance to further comment on the proposals through the council’s planning portal system.
